A Miami-based real estate investment management firm specializing in acquiring underperforming rental properties, Waverly Bay Capital leverages its unique investment strategy to enhance the renter’s living experience while generating long term returns to investors.
Current demographic and housing trends point to burgeoning demand for apartment rentals and student dwellings. That’s particularly true for the Southeastern United States—markets that are simultaneously enjoying strong population and wage growth and an unemployment rate below the national average.
Meanwhile, the demand for workforce housing continues to rise, as many young people are delaying or entirely eschewing traditional homeownership. In areas across the Southeastern United States, many of the existing rental properties leave much to be desired.
Waverly Bay acquires value-add rental properties with a strategy dedicated to improving the living experience through enhancing the physical quality of the asset as well as implementing best-in-class management practices.
Jared Frydman has spent his career managing real estate acquisitions across the United States. From investment banking to large scale private equity to helping build a company early in its life cycle, Frydman’s experience has proved crucial as he is now a partner of Waverly Bay Capital, a Miami-based real estate investment company. Frydman oversees everything from sourcing and acquisitions to asset management and divesting.
Most recently, Frydman contributed to the growth of GMF Capital, a newly found real estate investment management firm based in New York. Frydman was responsible for sourcing, underwriting and managing real estate investments in the United States. With his help, the company grew to more than two-dozen employees and acquired more than 60 multifamily and student housing investments totaling 20,000 apartment units in 15 states.
Prior to GMF, he worked at Northwood Investors, a large New York based private equity firm where he analyzed and executed real estate equity and debt investment opportunities, and was a member of Citigroup’s Real Estate & Lodging Investment Banking Group, where he focused on corporate advisory assignments and capital markets transactions.
Frydman graduated from John Hopkins University, and holds a Bachelor of Science in Economics. He currently lives in Miami, the headquarters of Waverly Bay Capital’s operations.
